Why a Three Year Old Ceiling Has Spots
Framing dries and shifts for several years after construction, pushing drywall nails back through the board. It happens on schedule to nearly every new build in Lively Ranch. Each one gets backed out, replaced with a screw that holds, mudded and blended into the ceiling texture.
Fresh Caulk Lines
Builder caulk goes on quickly, and in a few years the gaps show. Around windows the bead shrinks and pulls from the frame. It gets stripped out and replaced properly, which takes longer than running a fresh line over the top and is the only version that lasts.
